Pond and Street Cleanliness

We are asking and reminding our Del Tierra Residents to take the extra step to make sure that they pick up any trash they may see in the streets, common areas and yards. This trash, if not picked up, ends up in our ponds and storm water drains. Not only does it not look good it also causes environmental issues like killing our wildlife or as we are in hurricane season it can cause the storm water drains to clog.

Also DO NOT blow your grass clippings into the street as not only is that a violation of Manatee county code it is also a violation of our Architectural guideline and a finable offense.

As per the Manatee County Disaster Planning Guide:

Never sweep or blow yard leaves, pine needles, grass clippings or soil into the street or storm water system. This clogs up the stormwater pipes and prevents water from draining.

We can all help keep Del Tierra clean and beautiful.

We are continuing to support food truck vendors during the pandemic.

A few Points of Interest:

  • All Food truck vendors are screened for necessary licenses and insurance before they are allowed into the community.
  • All food vendors have been informed about the need to make sure they are fully stocked and fully staffed to accommodate our residents.
  • Food trucks will be in the circle by the clubhouse from 4:00pm to 8:00pm
  • Food trucks cannot be in the neighborhood until they have communication and approval from the HOA Board of Directors for screening and scheduling.

Pool Closure

The POOL will be closed ALL DAY on Wednesday July 8th, 2020 with a planned opening again late morning or early afternoon of Thursday July 9th.

Annual Members Meeting Cancelled

Your Homeowners Association Board of Directors (BoD) would like to inform you that the annual members meeting originally scheduled for Monday July 13th has been cancelled.

The primary agenda item for our annual members meeting is to open and count the ballots of the members that have chosen to run for your Board of Directors. This year there is no need to perform this task as ONLY 2 people (Vicki Hommel and Bob Ten Haaf) in a community of 610 homes have chosen to run for the board.  With four seats available and only two submissions of intent to be a candidate, Vicki and Bob with fill two of the four vacancies. Mike Lynch will continue to serve the remaining one year from his election in 2019.

Our governing documents allows the BoD to be run with a minimum of 3 members and a maximum of 5 members. As such the initial BoD will run with 3 members until it finds and appoints additional HOA members that are interested in serving our community. All appointed BoD will serve for one year and those positions will be up for election again in 2021.

The next BoD meeting will be held via Teleconference on Tuesday July 21st at 6pm.

The BoD are still looking for members to volunteer to be on the BoD and hearing committees. If any other HOA members are interested in serving on the hearing committee please send Justin Patterson ([email protected]) an email informing him of your interest.

Hearing Committee Members Needed

Your Homeowners Association Board of Directors (BoD) Is in need of homeowners that are willing to volunteer their time to be on the Del Tierra Hearing Committee.

What is the hearing committee?

Our Governing Documents and the Florida Homeowners Association Act authorize the Board of Directors to levy fines against Lot owners, Members, Tenants, and Guests for violations of the Governing Documents. However, any fine levied by the Board must be confirmed by the hearing committee.

How often are the hearing meetings held?

They will be scheduled monthly. The date and time can be modified to fit the hearing committee members availability as long as there is a place to hold these hearings. There will be months when hearings are not needed.

What is the hearing committee process?

The management company will present to the hearing committee an identified issue/concern/condition or action regarding  a resident or home that the Board of Directors believes violates the Governing Documents of Del Tierra and that the Board of Directors has levied a fine against the alleged offending Lot owner, Member, Tenant, or Guest.

The alleged offender will have an opportunity to present his or her side of the story and basically defend themselves against the alleged violation to which a fine has been levied. After both sides of the story have been presented the hearing committee will caucus and will either approve the fine as levied by the Board of Directors, or reject the fine.

If the fine is approved the offender will have time to pay the fine and/or the Association will have remedies provided by our Governing Documents to collect the fine. If the fine is rejected, the matter is over and the offender owes nothing to the Association.

How many people do we need?

There needs to be a minimum of three (3) people on the committee, but we would like to have about seven (7) as we know not everyone can make every meeting or they may have a conflict on a violation.
